Meeting called to order at 6:45 pm by Commodore Marcus Gernes. In attendance of the meeting were several Past Commodores and Guests.

  1. Meeting Minutes –March 20, 2013
    Motion made by Chris to approve the March Minutes as written. Seconded by Brad. Unanimous approval.
  2. Financials
    Steve reported 2012 Year End data
  3. General Manager’s Report
    • Gas Dock – Cliff informed everything is done on the renovation of the Gas Dock including the plumbing, new decking, and electrical, with the exception of the hoses which should arrive shortly and be installed. The electrical passed inspection on Tuesday.
    • Launch – Sherm measured 15 inches of ice in the east bay. Cliff estimated launch would not begin until the 29th or 30th depending on the weather.
    • Service Work – the crew are doing minor repairs that normally would happen during the launch process. Getting all work done now so they can be ready to roll once launching season starts. It’s estimated there is one week of service backlog left.
    • MRP Presentation
      A presentation to all Board Members and guests of the research and plan developed for revitalization of the Marina – see Power Point Presentation.

      Questions/comments from guests:

      – Pavement cost in 6 years understated by 35%
      – COLA of 2% understated – should allow for 20%-30% increase over the span of the project
      – Assessment would increase cost to slip owner by 260%
      – Out-of-pocket for 6 years too aggressive – should look at debt vs. assessment increase
      – There will be a decrease in the slip ft valuation if assessment transfers to new owner
      – Have profit centers been looked at i.e. shrinkwrapping services
      – Advised to take small steps in the renovation process
      – How was decision to purchase 2 slips derived?
      – Kudos to the Board Members for exploring resources. Ken viewed the renovation as a way of protecting investment by keeping BMA the best neighborhood
      – Concern the Marine business has stabilized but not recovered
      – Recommend spreading the assessment over 10 years
      – Be ready to talk about financing with Members
      – Less aggressive pace of the payback, not pace of the revitalization.
      – Combine raising dues and assessment
      – Repackage – don’t do all as an assessment
      – Have rental rates on BMA slips been increased and will they be in the future
      – Purchasing of slips – rate of return and price paid for slips
      – Option to pay dues/assessment in advance
      – Assessment start date – Spring 2014
      – “Psyche” thing – raise dues, assessment, and financing for more than 6 years so it doesn’t look like such a big number
      – Keep the dues under $50/slip ft for first year – $48/ft would be great
      – Worst thing we could do is create an atmosphere like Sunnyside and Afton with high debt
      – No matter what, will have many different opinions – have to come up with a universal plan
      – New owners vs. old-timers – need to address their understanding
      – Get dues up to $55 where they should be and tell Members this
      – Add a financing component so it doesn’t come directly out of a boater’s pocket
      – No argument the need is there for revitalization
      – Get professional help to market to boaters on June 15 – “soften the blow”
      – Make clear, increase in Dues is for the revitalization project not operational costs
      – Be sure to make it clear – rental rates and values will go up in 2015 with the revitalizations
      – Be sure “uniformed boaters” understand – make it clear and sell it.
      – Sell how reduced initial bid from $4 mil to $2.4 mil
      – Put Dues Comparison in a visual chart
      – Nothing in MRP for Clubhouse renovations which are needed
      – Why was Freeway Electric chosen as the electrical contractor? Any one cheaper?
      – Sell every single benefit Members will receive from project

      Motion by Chris to adjourn the meeting, seconded by Brad.
      Unanimous approval. Meeting adjourned at 8:40pm.
